Who we are: 


Atelier Fourie is a Dubai-based urbanism and concept design atelier serving developers, public-sector entities, and destination operators across the Middle East and internationally.


We bring our expertise to the moment where early decisions carry the highest leverage: when the project is still an idea, capital is still optional, and a client needs clarity fast. Our role is to help clients shape places that are distinctive, investable, and delivery-ready, while protecting what matters most: identity, feasibility, approvals, and long-term performance.


We are an atelier in the true sense of the word: small enough to be agile, senior enough to be trusted, and built around hands-on craft. Clients will often find us at the drawing board, working on tracing paper with a scale ruler and calculator- moving quickly through uncertainty, testing options, and turning complexity into a coherent direction that teams can execute.


Great places are not created by optimism alone, nor by spreadsheets alone. The work lives in the rare intersection where efficiency meets wonder- where a place performs commercially and earns loyalty, memory, and reputation.


We design toward that “just right” balance: neighbourhoods and destinations that feel generous, legible, and alive; projects that strengthen absorption and pricing power; places people want to buy into, invest in, and talk about. In that sense, a great plan or concept is not just design-it is value creation and long-term resilience.


We are a development partner, not stylists. Our clients come to us to jointly search for direction.
We operate as a front-end partner who can: 

  • make early assumptions responsibly and test them fast

  • identify where a scheme is compromised commercially, operationally, or experientially

  • translate strategy into spatial logic and measurable parameters

  • create compelling visual narratives that align boards, operators, and VVIP stakeholders

 

We care deeply about the people who will live with our design and development choices. A healthy public realm, thriving trees, comfort in harsh climates, and places that support everyday dignity are not “nice-to-haves.” They are part of how long-term value is protected.


Our working style is structured, collaborative, and intensely visual. We favour:

  • charrettes and option testing to bring clarity early

  • clear briefs and scopes so delivery teams can execute at scale

  • design governance and guidelines that protect intent across phases and parcels


We routinely work in consortium with specialist planners, architects, engineers, operators, cost consultants, and strategy teams-shoulder to shoulder-because complex places are built through collective intelligence.


What we do:


Atelier Fourie provides early-stage development and design services across eight core scopes. Each is structured to support speed, clarity, and confidence prior to capital exposure.


1) Early-Stage Development Feasibility & Concept Master Planning


Stage-zero feasibility, highest-and-best-use studies, land-use test fits, density and FAR calibration, concept options, return briefs, and RFP-ready briefing for delivery consultants.


2) Architectural Vision, Pre-Concept & Concept Design


Early architectural and landscape concepts for residential product, civic, institutional, commercial, cultural, and infrastructure projects-ideas that are imaginative and distinctive, yet grounded in feasibility, operational logic, and long-term value.


3) New Communities & Neighbourhood Master Planning


Neighbourhood and community frameworks that balance identity with efficiency-structure, hierarchy, amenity distribution, public realm, sense of arrival, and concept-level masterplans aligned with delivery realities.


4) Public Realm, Open Space & Landscape-Led Frameworks


Landscape as living infrastructure: connected open space systems, soil and microclimate strategy, biodiversity and wellbeing, water efficiency, composting and resource cycles, and low-chemical stewardship models that lift real estate value.


5) Design Guidelines, Character & Place DNA


Design guidelines as governance and brand DNA: character frameworks, façade and streetscape controls, pattern-book guidance, numerical standards, and development control logic that accelerates approvals and protects quality across phases.

6) Urban Regeneration, Brownfield & Historic Redevelopment


Constraint-led regeneration strategies for complex urban fabric: heritage and cultural research, land consolidation logic, surgical interventions, gentrification risk management, phasing, and approval-ready pre-concepts.


7) Entertainment, Themed Environments & Experiential Destinations


World-building and experiential concept definition for theme parks, FECs, branded destinations, and hybrid entertainment districts-theme creation, attraction mix, immersive spatial journeys, and high-impact stakeholder visualisation.


8) Tourism, Resorts & Destination Master Planning


Destination identity, arrival choreography, guest journey planning, program mix, operational integration, and resort/destination frameworks that drive dwell time, loyalty, and long-term performance.

How to engage us

​

Atelier Fourie typically works on fixed-fee, early-stage engagements, ranging from rapid diagnostic studies to multi-phase investment inflection point concept development. We are comfortable operating independently, alongside strategy consultants, or within multi-disciplinary consortia. Engagements can range from short, high-intensity assignments to longer advisory or design roles spanning multiple decision gates.

Clients often reach out to us when they are facing uncertainty or misalignment and need an experienced, independent perspective. Typical triggers include:

  • A masterplan or concept that does not feel optimal from an investment, urban quality, or brand alignment point of view

  • Land ownership or acquisition opportunities where the true development potential is unclear

  • Projects where feasibility numbers and spatial logic are not reinforcing one another

  • Destinations or communities that feel generic, over-designed, or underperforming

  • Early concepts that struggle to secure board, investor, operator, or authority alignment
